The Agent:  Kevin Lewis, Hawaii Realtor is a full time real estate agent who is active in the Big Island of Hawaii real estate market as evidenced by closing over 400 successful transactions all over Hawaii Island since 2000.  I hold a Business Administration degree from the University of Hawaii at Manoa, Accredited Buyers Representative and e-Pro real estate designations, as well as Enrolled Agent tax and Certified Financial Planner designations.  While I cannot guarantee a fast sale,  I can tell you that I work honestly with my clients and hope to maintain a continuing relationship, as well as earn your referrals and repeat business.

• Most real estate Buyers today are shopping online.  Our Multiple Listing Service allows your listing to be seen by potential Buyers or their agents through the Hawaii Information Service MLS as well as countless feeds to other real estate websites.  I subscribe to have my listings say "Showcase" and "Featured Listing" on Realtor.com and Yahoo Real Estate.  This gives potential Buyers an opportunity to see additional photos and information about your listing.  You will receive weekly reports to how many times that your listing has been seen on Yahoo Real Estate which gives you an idea of the activity on your listing on a regular basis.  Prudential Marketing
   
• A Buyers #1 request is to see good photos of a property online.  Our MLS requires at least one photo on a residence, but not on land.  I do what many other agents do not... I go to the property and take descriptive photos, put up signs (where possible), as well as post directions to my listings.  It makes your listing appear more attractive online, and someone can more easily locate it.  See My Real Estate Listings
   
• I maintain my own Hawaii real estate resource website as you see here.  It brings me inquiries about property listings from potential Buyers from all over the world.  HiloAgent .com has several pointer names including Big Island Agent .com , Puna Agent .com, Hilo Realtor .com, and Hawaii Island Realtor .com
   
• I place print ads and classifieds in the local papers and real estate publications such as Homes & Land and the Real Estate Book for East Hawaii, and various online services such as 808 Classifieds and Craig's List.  I mail out letters or flyers to the neighbors to let them know about your listing.  I host residential listings on our Realtor caravan where other agents preview the latest listings, as well as hold open houses where possible.

The Secret to Selling is being competitive.  We'll go over the numbers of what has sold in recent months as well as see how your property compares to the competition on the market today.  The Seller sets the asking price and the Buyer (aka, the Market) creates the Sale price, which is the successful agreement between what a Buyer will pay and the Seller will accept.  I often come in competition with agents who will "bid up the listing price" just to get your listing.  Asking an above market price does not mean that you will sell the property for more money.  Today's Buyers are shopping and comparing to find the good deals.  You either price it to sell with a little bit of negotiation room or the property sits on the market until the better deals have sold first.  If we price a little too low, we might get a bidding war going!  All Buyers love what they perceive is a bargain... that's how a property sells.

The rest of my job is helping Sellers negotiate through offers and the escrow process.  It's sometimes a balancing act to work with a Buyer, Seller, Title Company, Lender, Home Inspector, Insurance company, Surveyor, Termite Inspector... so that they do what they are supposed to do to be able to close an escrow on time.  That is where having learned through experience has helped me become a successful real estate professional here on the Big Island of Hawaii.
